Format for fees and charges

Hourly rates

An architect can bill you per hourly rate depending on how much time they have put into a project. Mostly, hourly billing is done in two scenarios.

  • One is when the project is small, and the architect has a fair idea of the total number of hours it will take to finalise your project.
  • The second scenario is when an architect does not have a solid idea of the exact requirements and scope of the project. The architects will charge hourly for consultation sessions to go through the brief, determine the scope and budget, and finally develop a concept design. Once the project is finalised, the architect moves to a permanent fee structure. It’s a good idea to add a “not-to-exceed” clause in the contract to control the number of billed hours. 

Fixed fee

An architect can charge a set amount or fixed fee for his services or involvement in the project. The professionals can settle for a fixed-fee format only if they understand the project details clearly. They will be able to tell the client about the work required to complete the project, and they can estimate the time they need to invest in the project. In the case of smaller projects or small-scale jobs, such as a part of a home renovation or building a wall, an architect can estimate the scope and work and would be willing to charge a flat fee.

Percentage of construction cost

For large-scale projects, the architect’s fee is usually calculated as a percentage of the construction costs. The process involves hiring an architectural firm to come up with a design for a building. Once the design concept is in place, the firm will ask for bids from contractors for the various jobs. Suitable contractors will be selected based on requests, and the total project cost will be worked out basis of the bid amount. The architect will quote his charge as a percentage of the total cost. With a detailed plan of work elaborating the size, the complexity of the project, and the extent of architectural services needed, an architect will be able to inform you about the budget upfront.
